Lesznowola, Bytom, Banino, Zabrze and Bydgoszcz…. Higasa enters new cities with its investments

Despite the ongoing pandemic and the slowdown of some industries, the retail real estate segment is growing rapidly. A few days ago, in Kolonia Lesznowola, the construction of a store for the Stokrotka chain began; construction works at the retail park in Bytom are at the halfway stage; and in the next few months, investments in Pomeranian and Masovian Voivodeships will begin. All new projects are carried out by Higasa Properties and are a response to the expansion plans of leading Polish retail chains as well as new players on the Polish market. The company is also dynamically developing other services.

The latest investment project carried out by the Tri-City company is a facility in Kolonia Lesznowola (Masovian Voivodeship). Stokrotka will be the sole tenant of an area of 860 m2. At the junction of Postępu and Słoneczna Streets, there is already a Biedronka discount store and a pharmacy. A Lidl market is being built in the immediate vicinity. “An undoubted advantage of the investment is the purchasing potential of the commune near Warsaw – it is inhabited by about 25,000 people. Kolonia Lesznowola is located 4 km from Piaseczno, 20 km from Warsaw and about 30 km from Grójec, and the store will be built on a road with heavy traffic. The road accessibility of the village will be improved by the nearby hub of the Central Communication Port, which is under construction,” explains Marcin Rudziński, member of the Higasa Properties management board, and adds, “The store, which is being built in Lesznowola, is yet another project of the Higasa Club. It is very popular, and we expect that we will obtain full financing of individual investors by the end of September. We offer 6% profit per year and the financing period is 12 months.” The opening is planned for the first quarter of 2021.

Works are at a more advanced stage on a construction site in Bytom (Silesian Voivodeship). In Felińskiego and Stolarzowicka Streets, a retail park with a surface area of 1700 m2 is being built. Its tenants will be Stokrotka, Pepco and Rossmann. The opening will take place this year, in the fourth quarter. Trust Investment is a partner and developer of this investment, while the main investor is Higasa Properties.

In the next 2-3 months, the construction of a retail park with an area of approx. 1200 m2 in Banino (Pomeranian Voivodeship) will also commence. “We are developing comprehensively, focusing not on one, but on three pillars of our activity. Over the past few months, we have expanded our network of business partners. We have also adapted the offer to the expansion plans of retail chains, as the pandemic has little impact on the opening of new stores in Poland when it comes to the segment of small and medium-sized facilities. We not only build but also consult and mediate in the commercialisation of new areas, as is the case with a park in Bydgoszcz (2000 m2), implemented by a private investor. In turn, together with a company based in Poznań, we are developing a project in Zabrze, where we are a financial consultant and real estate broker. In addition, we are holding talks regarding the brokerage of constructed real estate in Greater Poland and Łódź Voivodeships,” says Marcin Rudziński.

The third major pillar of the company’s operations is facility management. Recently, the management board of Higasa Properties has signed further management contracts for a Hebe drugstore (300 m2) in Warsaw and premises in Poznań where the tenants are Żabka and food outlets (350 m2). Package management contracts for 6 more Biedronka stores are also under preparation.
